Mortgages
Did you know that sub contractors are dealt with differently by different lenders?
Some lenders will treat the sub contractor as self employed and others will treat the sub contractor as employed dependent upon the number of contractors they are currently working for.
The mortgage industry became regulated by the Financial Services Authority (FSA) in November 2004. As part of the regulatory process any firm providing information or advising on a regulated product has to ensure certain disclosures and documents are provided to the consumer at certain times throughout the process to enable the consumer to make an informed choice in respect of the service and the regulated product.
Two key documents within the process are known as the Initial Disclosure Document (IDD) and the Key Facts Illustration (KFI).
The IDD should provide the consumer with the details of the firm providing the information and should include key items such as charges, type of advice provided and details on how the consumer can complain in respect of the provider.
The KFI is in effect a specific quote for the regulated product and should include specific information in respect of the product including the annual percentage rate(APR)
